In October 2006, Will Tanaka teamed with Aqua Hotels and Resorts to acquire the Island Colony Rental Program. Since then, the Island Colony Hotel Rental Program's monthly distributions have dramatically increased. Will Tanaka is Hawaii's foremost condo hotel expert, representing clients who include Hilton Kauai Beach, Starwoods, Bacarat Wailea, Trump Waikiki, Trump Baja, and MGM Residences just to name a few. Aqua Hotels and Resorts is Waikiki's premier condo hotel management company. Together, Will Tanaka and Aqua Hotels and Resorts bring an unparalleled skill set to lead the hotel through repositioning and to increase value and rental potential with additional owner benefits.

Mr. Tanaka started with plans to add major amenities, create value, and to reposition the hotel after the renovation of rooms. November 15, 2012 was the launch of the newly renovated Skyline at the Island Colony Hotel. After renovations and added amenities, the hotel has been able to compete and exceed the demands of the mid-priced market segment which has increased the daily average rate to about $130-$140 per night (from $80 per night in 2012). Part of the repositioning plan is to renovate all units in the rental program, and increase real estate value. Will Tanaka has been involved with repositioning of comparable hotels such as Aloha Surf, Palms Waikiki, Bamboo, Aina-Nalu. The range of increase in the average rate was approximately 50-90%.

Within the past couple of years, the Island Colony Hotel Rental Program's overall performance in net monthly revenues has exceeded revenues generated though a private management company. Most homeowners are unaware of all the advantages of the hotel rental program and additional expenses you incur when renting your unit through a private management company. Some of these advantages include 14 free hotel nights at the Island Colony, on behalf of the partnership we assist you in paying both your GET and TAT taxes, and a distribution check mailed monthly and timely.
